Location

Identifying the area in which you would like to enjoy cottage life is the key to starting your search. Where you currently call home usually helps to determine the area of choice. Buyers typically like to be within 2 to 2.5 hours of their summer refuge. If you are on the west side of the GTA, there are excellent lakes and beautiful properties in Muskoka, Haliburton and Georgian Bay. If you reside on the east side of the GTA, similar opportunities can be found in the Kawartha and Peterborough areas.

Access

It is very important to determine whether the access to the property is
seasonal or year-round, private or municipally maintained, or water access. Water access properties may require availability of a boat slip at a local marina. Whatever the access to the property may be, make sure it will accommodate all of your potential needs.

Water Frontage

The water frontage is a very important factor. Some really level lots have shallow sandy entries but can be weedy. If your dream is to jump off the dock or boathouse, make sure to check the water depth at the end of the dock.

Privacy

Privacy is another important feature that buyers look for. Even a 100-foot lot can offer excellent privacy dependant on adjacent buildings and if there are trees creating a visual barrier. Typically, the larger the frontage, the more privacy you will enjoy.

Exposure

While the most desired exposures are South and West (or a combination of both), do not rule out other exposures or you may miss out on a great opportunity. The topography of the land and the density of the trees will be a factor for how long you will be able to enjoy the afternoon sun. Although sunsets in the North are something to behold, there is also a special feeling enjoying the sunrise. Sunsets can be enjoyed on an evening boat cruise — and being able to enjoy both is even more spectacular.

Gradient of a property is a special consideration for all ages. You are
paying for the water frontage, so want to make sure you and the rest of
your family can use it now and continue to use it in the future. Stairs to the lake can be a challenge for smaller children and aging parents.

There are two ends of the buyer spectrum when it comes to evaluating
the buildings on the property. ‘Turn-key’ buyers are the those who would like to purchase, move in and enjoy without the need to improve the cottage to their taste. The other end of the spectrum is the ‘visionary’ buyer who can see what the building can become and not necessarily what it is now. Turn-key properties often command a premium but those who are visionary may be able to invest at a lower rate and improve the property over time, potentially creating value. Have a clear understanding of the condition of the building and be informed about the property entitlements for any future development.

Once you have left the city, you also leave behind the infrastructure that you enjoy in the urban landscape. Septic systems and water taken from the lake or a well are how most cottages are serviced. You will also want to know about garbage/ recycling and internet availability.
